How we build.
A house is planned around the people who will live in it. Everything we do follows from that.
The brief.
We begin by sitting with you. How do you live; who shares the house; what must it do in ten years that it need not do today. The plan is built around these answers, not around a template.
Design.
We work with leading architects and hold ourselves to their drawings. Our team advises on current directions in building and architecture, so the choices you make are informed ones.
Construction.
We build with current methods and materials — for efficiency, for durability, and for buildings that cost less to run. Separate teams handle building and contracting work, and a partner oversees every site.
Interiors and handover.
Our interior teams — in-house and independent — help you choose finishes, fittings, and furniture that will last. We hand over a house that is complete, not almost complete.
Three ways of working.
Every project runs under one of three arrangements, agreed in writing before work begins. Ankur Kampani, our partner from a banking background, audits the compliance and accounts on all of them.
Joint venture.
We fund the construction entirely. In return, we take an agreed share of the built-up area — a floor or two in a residential building. You contribute the land; we contribute everything else.
Professional fee (cost plus).
All costs are borne by you and are visible to you. We manage the build, bring our teams to your project, and negotiate prices for materials and services on your behalf. Our fee is agreed at the outset.
Fixed price.
We agree the specifications and a rate per square foot at the beginning, and we build to both. No revisions to the price unless you revise the scope.
Remodelling and renovation.
We take on the remodelling of existing homes with the same teams and the same attention as a new build.
We take on few projects at a time. If we commit to yours, it will have our attention.
